Home Improvement Contract pursuant to CGS § 20-418 et seq.

Any additional samples are charged at $125 per sample.
Per Connecticut Home Improvement Act, initial deposit may not exceed one-third (1/3) of total contract price.
Deposit — 33% upon signing

Due upon execution to secure scheduling and order materials.
Progress — 33% at midpoint

Due when approximately half of work is complete and materials are on site.
Final — 34% upon completion

Due upon satisfactory completion and final walkthrough approval.
Payment accepted via check or bank transfer. Credit cards accepted with 3% processing fee.
Daragh (Old Head Plaster LLC) warrants that plastering work performed under this agreement will be free from defects in workmanship for a period of one (1) year from the date of completion.
This warranty applies only to defects arising directly from Daragh's workmanship.
This warranty does not cover
Conditions caused by structural movement, settlement, vibration, or building shifts
Moisture intrusion, water damage, humidity, leaks, or environmental conditions
Failures or defects in underlying surfaces, substrates, framing, drywall, or previous construction
Work performed by other contractors or trades, whether before or after plaster installation
Normal wear and tear, minor hairline cracking due to natural building movement, or cosmetic changes
Damage caused by misuse, impact, neglect, or improper maintenance by the owner or occupants
Alterations, repairs, or modifications performed by others after completion
If a valid workmanship defect is reported within the warranty period, Daragh will, at his sole discretion, repair or replace the affected area. This repair constitutes the sole and exclusive remedy under this warranty.
No other warranties, express or implied, are provided beyond those stated above.
Daragh's liability under this agreement is limited to the original contract value for the plastering work performed. Daragh shall not be responsible for consequential or indirect damages, including damage to other materials, finishes, or property.
Access — Owner agrees to provide clear access to all work areas during scheduled work hours (typically 8am–5pm).
Changes — Any changes to scope must be agreed upon in writing and may affect pricing and timeline.
Protection — Contractor will protect surrounding surfaces with drop cloths and masking. Owner should remove or secure valuable items.
Permits — Owner is responsible for obtaining any necessary building permits unless otherwise agreed in writing.
Scheduling — Start dates confirmed at least 2 weeks prior, subject to material availability.
Acceptance — Owner will inspect completed work within five (5) business days of notification of completion. Failure to inspect or provide written objection within this period constitutes acceptance of the work as satisfactory.
Disputes — Resolved in accordance with Connecticut law, in the county where work is performed.
You, the buyer, may cancel this transaction at any time prior to midnight of the third business day after the date of this transaction.
Saturday is considered a business day under Connecticut law. If you cancel, any payments made will be refunded within ten (10) days. No work shall begin until after the three-day cancellation period has expired.
